Hopefield House is the perfect entertaining house for large groups. Boasting 7 bedrooms, plenty of chill out spaces for relaxing and fabulous dining and entertaining spaces, this property has it all. However its “piece de resistance” is its location – situated in the heart of Gullane it is within walking distance of both Gullane and Muirfield Golf Clubs. No need to drive home after your visit to the nineteenth hole – Hopefield House is only a short roll downhill (for the golf buggy!)


The front entrance of Hopefield House is as grand as it is impressive with its ivy-covered stonework and elegant planters framing the doorway. The large entrance hall is flooded with light and lined with charcoal grey flagstones leading you into the spacious hallway. The ambience is calm and tranquil from the minute you walk through the door, belying the fact that this is a house that lends itself to guests and entertaining.

There are a number of chill-out areas on the ground floor. A large living room complete with open fireplace and deep, leather modular sofas provides the perfect space to relax by the fire with a nip of whisky after dinner. A separate snug provides a great breakout TV room for the children....or those needing a little peace! It won’t last for long though, as the snug leads straight through to the conservatory which is home to the resident piano, tuned and ready for that late night sing song. A downstairs washroom saves the legs when duty calls and a large separate utility room is perfect for storing the golf clubs....or washing the beach towels if you feel you must!


The kitchen and dining areas are the real wow of Hopefield House and the custom-made designer kitchen is truly special. Its cream and green palette is rural chic and blends itself perfectly with the cream Aga, cream wooden units, Belfast sink and central aisle. The black granite work surfaces strike a dramatic contrast as do the high tech gadgets....a double door American fridge freezer, a nespresso coffee machine and that all important wine fridge! Who would have a kitchen without one? Cream flagstones run the length of this huge open plan kitchen diner complete with a 16 seater table and patio doors for spilling out onto the terrace on balmy summer evenings. Kitchen suppers, lazy brunches, canapés and lunches, this space lends itself to all manner of social occasions. But if decadence is more your style, then the 12 seater formal dining room is the place to be, with its dark wooden side board laden with cutlery and glasses, for extravagant soirees and dinner parties. Dinner by candlelight is a must as candles adorn the rich spice earth red walls and a large central candelabra overhangs the table. Bang the gong, dinner is served!


The 7 bedrooms are spread over 2 floors, accessed via a central stairwell flooded with light from a ceiling cupola and showcasing some dramatic pieces of art. The split-level first floor is home to 5 bedrooms; 1 kingsize, 2 doubles (1 en-suite), a twin with en-suite and a Master superking bedroom with a separate connecting door to the family bathroom. All bathrooms have rainfall showers and freestanding basins but it is the large family bathroom which makes a real statement with its huge double shower and freestanding roll top bath. It even has wall mounted candlesticks so you can lie back and relax as you bathe by candlelight with a good book and a glass of champagne. All the bedrooms on this floor have beautiful working shutters and plush floor-length curtains.

A curved staircase leads to the top floor. This houses the final two bedrooms (1 kingsize and one twin with children’s daybed), both with stunning views from the wide triple windows out over to the Lammermuir Hills. Both rooms have traditional decorative fireplaces and share a bathroom with circular rain shower, freestanding bath and terracotta washbasin and tiling.


Hopefield House has a large private garden to front and side of the property complete with terrace, 10 seater rattan table and chairs and a BBQ. For the children there is a swing set and baseball net to help while away the hours that aren’t spent in Cools sweet shop or on the beach. To the side of the property is a private driveway which can easily house 3 cars.

Gullane is an affluent and picturesque village lying less than 45 minutes drive from the centre of Edinburgh. Renowned for its world-class golf courses including Gullane and Muirfield, this is a golfer’s paradise with both courses within walking distance of Hopefield House. The excellent wide sandy coves of Gullane beach are just a short stroll from the property and you may often spot deer in the dunes or horse galloping along the beach. Along with boutique shops, delicatessens and some fabulous bars and fine dining restaurants Gullane is a perfect retreat for both golfers and families alike. Edinburgh city centre (18 miles) is easily accessible via the A1 dual carriageway. Train stations at nearby Drem and North Berwick link Edinburgh in approximately 30 minutes. The main east coast railway line offers good access to the north and south via a number of commuter and intercity trains. Edinburgh Airport (26 miles) has a range of flights to a number of UK and European destinations.
