The House at the Beach is a double-upper Victorian villa (built 1871). It is a beautiful home from home, equipped and decorated to a very high specification, with stunning views over North Berwick’s west beach, harbour, and the RNLI lifeboat station. The window seat in the sitting room is a favourite place for visitors to watch all the activities on the beach, sailing boats, boats from the harbour to the islands, as well as the regular training launching the lifeboat. Modern wooden sash and case windows let in the summer's sea air and keep out the wind on breezy days.
The house features original art throughout, along with several quirky elements. It also provides beach equipment, including bodyboards, windbreaks, and beach chairs.
Livingroom/dining room
The elegant living room takes full advantage of the exceptional views over West Bay and Craigleith Island. It’s lavished with all the little extra comforts to get you feeling right at home, including a flat screen Smart TV with streaming service, and complimentary WiFi.
Glass doors lead to the sophisticated dining room, again, offering uninterrupted views of the sea, never missing the frequent stunning sun sets.
Kitchen/Dining Area
The spacious kitchen and dining area is warm and bright with morning sunlight and is fully equipped with everything you need to cook up a treat to enjoy at the breakfast table. The integrated appliances include a dishwasher, washing machine, tumble dryer, microwave, oven and hob – and that all-important coffee machine!
Bedrooms
Choose from four beautifully decorated bedrooms, each offering unique charm. Three boast glorious sea views, with two featuring en-suite facilities. The fourth bedroom overlooks the private square and Berwick Law.
Please note we do not provide hypoallergenic bedding in our properties.
Bathrooms
In addition to the two en-suite bathrooms, there is a spacious family bathroom featuring a corner bath with an overhead shower, and a handy cloakroom with toilet and wash hand basin.
Outdoor Space
The private pretty garden, shared with our neighbour, is a real sun trap when it’s a little breezy elsewhere. Great for sunbathing or an alfresco breakfast or lunch.
Access to the property is by a short, private road with one parking space for guests staying at The House at the Beach. There is an external electric socket to safely charge an EV.
This property welcomes pets. One dog, others by arrangement. £50 per pet.
Book Now
To make a booking you can book directly through this site. All you need to do is select your dates and the number of guests. The price will be calculated for you. You are required to pay a 20% deposit payment with a minimum payment of £150.00 or higher which secures the property, this payment is non refundable in the event of a cancellation. Then, 42 days prior to your arrival date the balance will be payable with a separate refundable damage deposit of £300.00 due 7 days before your arrival date. Your refundable damage deposit will be held until you depart and then automatically refunded back onto your card within the week after you depart.
Please note we do not accept stag/hen parties or groups of young people without an adult of 25 years old staying in the villa throughout the stay.

Beautiful beach front, double-upper Victorian Villa.
The local pub, the Auld Hoose is 150 steps from the front door, and the high street is another 50 steps further. North Berwick high street was recently recognised by the Sunday Times as one of the 7 best in the UK!
Visitors particularly love the beach, safe sea swimming, paddle boarding and canoeing, the sea pool for children, and the two local golf courses which are both walking distance from the house.
Older children love being able to visit the shops on their own, as well as play at the children’s golf course, which requires any adult players to be accompanied by a child.
Tantallon and Dirleton Castles a short drive away.
Foxlake with wakeboarding, ringos, zip trail, segways, and open water swimming - just outside Dunbar.
Belhaven Bay - a premier spot for surfers at Dunbar.
The property has free private parking for one car in front of the apartment. There is a 13 amp external plus for EV car charging. Charged at cost via an honesty box.
