Carlekemp, set in beautifully landscaped gardens overlooking North Berwick West Links, Broadsands Beach, the Firth Of Forth and it’s islands.
Property Walk Through
The magnificent mansion sits behind high walls and in four acres of landscaped grounds. The name derives from the Celtic, “crooked knoll” on which it stands and from which it overlooks the fourth hole on North Berwick West Links and on to the Firth of Forth, its beaches and islands beyond. The islands directly in view are The Lamb, owned by Uri Geller, fascinated with its connections to ancient, buried treasure and Fidra – inhabited by Puffins, a Lighthouse and well known as the inspiration for Robert Louis Stevensons‘ Treasure island.
This amazing property is a two minute drive or 15 minute walk to the centre of North Berwick town where you can enjoy a unique shopping experience with many boutique, original shops and galleries. There is a wealth of varied eateries, bars and restaurants. Fabulous walking along sandy beaches, open countryside and bustling harbours. For golf lovers there are plenty of world-famous courses on your doorstep. With sea and golf course views, a gate to the beach and only an hour from Edinburgh, this property will allow you to enjoy all that Scotland has offer.
James Craig a paper miller originally commissioned the Elizabethan Cotswold beauty in 1898. The exterior is simply stunning but inside is matched, especially in the galleried hall and drawing room with the teak and mahogany panelling packed with Jacobean details, proud fireplaces, ornate plaster work and simply, stunning views.
In 1945, Carlekemp was converted into a school and in 1971, it was given Grade A Listed Building status and in 1977 the school closed when the building was converted into apartments. Lettings of Distinction is proud and excited that in 2020, Carlekemp will now come into our portfolio of properties, where you can enjoy spending time together with family and friends in these magnificent and historic surroundings.
This is the main apartment in Carlekemp and is the large west portion of the main house. It is accessed via the gatehouse along a sweeping drive round infront of the house and on to the parking area. You enter through the stunning main door – look up and enjoy the ceiling. Enter to the left, to an inner hall then into the main galleried hallway.
The central hall is a glorious entertaining space with seating area, fireplace and grand piano. From here you access the main drawing room, an expansive room, again with ornate detailing, sofas for relaxed conversation or sinking into and enjoying the television. The desk and window seat also offer the most amazing views over the grounds, to the golf course, the beach and the Firth of Forth. From here you can also access the billiard room, a superb space but will you be able to drag your eyes from the stunning views to concentrate on the game? The grand dining room is also accessed from the main hall and has 2 tables; a large central dining table which comfortably seats 10 or enjoy breakfast with a view at the second dining table set by the window. The kitchen is conveniently located adjacent to the dining room, fully stocked with all the necessary appliances or ask us about arranging a private chef to cook up a special feast! Also, off the main hall, there are steps down to access the side garden and to the front of the property, is the calm and serenity of the library. This fine room, again with a fire, sofas and television is the perfect place to hide away from it all. In summary the ground floor offers a huge variety of spaces for the group or family to gather, socialise and entertain but it also affords the ability for those who wish to break off, sit quietly and enjoy the peace and quiet!
The sweeping staircase takes you up to the first floor to all four large bedrooms. The Green Room, to the front of the property, enjoys the most enormous Emperor sized bed, elegant dressing table and en suite shower room. All the other bedrooms are to the back of the property with the Golf and Sea View. The Yellow Room has a King sized bed and a bathroom en suite, The Twin room has supersized singles and also has access to it’s own bathroom whilst the large Pink Master bedroom has a King sized bed, dressing table, a beautiful bathroom en suite and a separate dressing room. From this room you can also step out on to the battlement balcony from which you can enjoy the fresh air and fabulous views over the golf course and to the sea. There is also an upstairs kitchenette, which is a stroke of genius in a large house like this, making it even easier for you to enjoy your morning coffee or tea whilst enjoying this view!
All of Carlekemps’ garden ground is shared but the main apartment does also enjoy the privacy of the garden to the side of the building which is also directly accessed from the house. Seating areas are positioned around the grounds and one at the top of the knoll is simply the perfect spot for taking in the stunning pink sunsets. For a further explore, the walk way through the wooded area to the right of the building takes you to a private gate which gives direct access to the West Links Golf course and the beach beyond.
