This elegant Victorian property set yards off the 18th fairway on the West Links offers spectacular panoramic views that take in the golf course, offshore islands, Bass Rock, harbour, town and Fife coast on the horizon.
In a previous era, it formed the main part of the Pointgarry House Hotel and retains all of its period features, generous room dimensions and sometimes quirky charm.
For beach lovers and walkers there is access to the beach a few yards from the back door. Turn left and you have miles of unspoiled golden sands that run for miles towards Fidra Island, turn right and the independent shops, bars and restaurants of the High Street are a few minutes' walk away. No need for taxis or designated drivers here! Beyond that lies the stunning East Bay beach and many more miles of coast to explore.
The sea-facing rooms offer a great vantage point to watch the golfers tee off at the first hole and take on the tricky eighteenth green. Hours of free entertainment if that’s your thing!
Alternatively, the changing of the tides, movement of the water and expansive views are entertainment enough. A perfect antidote for those just wanting to wind down, read or just find some space to relax or do some work if you need to. The complimentary WiFi gives you options.
There are four local restaurants mentioned in the Michelin guide, one of which, Osteria is a short walk from the house on North Berwick High Street. The others are a few miles and a short taxi ride away.
The accommodation is super versatile which makes it ideal for families, a group of golfers or friends to gather in a beautiful setting with easy access to the High Street and all it has to offer. If needed for a combined or large family group we can supply two folding beds for children which could be placed in one of the double rooms.
The property can be set up as four or five bedrooms as there is a painted panelled room on the ground floor with a stunning moulded ceiling that can be that can be set up as a cosy lounge or unique bedroom.
If set up as a lounge the bed can become a day bed and would be an ideal room for children to enjoy or set aside as a quiet adult space if that’s what you need.
As you enter the beautiful hallway with its high ceilings and calm lighting you get a sense of what is to come. A look up the stairs gives a glimpse of a beautiful seaweed wallpaper feature wall on the half landing.
The lounge and two ground floor bedrooms lead off the ground floor hallway. Through another door is the lounge diner which connects to a back door and boot room area before you reach the generously sized kitchen which has views to the golf course, harbour and Bass Rock.

A majestic and spacious bedroom with ensuite bath and separate shower featuring a historic decorative ceiling. Relaxing green tones and a super king bed with views onto the courtyard garden.
Bedroom 2 (or second lounge) ground floor
A large panelled room painted an atmospheric smokey green with a double bed, TV and feature moulded ceiling. This room can be used as a second lounge if required. Views onto the courtyard garden. W.C across the hallway and shared use of the shower on the first-floor landing.
A bright first-floor room with an ensuite bath and shower combined. The bed is a zip and link super king so can be set up as a large double bed or two full-size twin beds.
A beautiful and spacious room on the first floor with stunning views overlooking the West Bay. It features a double bed and two large linen-covered sofas – perfect for lounging. Original wooden shutters complete the look to give the room a balanced classic and contemporary feel. Shower and w.c located across the 1st floor carpeted hallway.

On the ground floor, this is another room with a great view of the West Bay. The dining table is set in the window so you can enjoy the stunning surroundings as you eat and drink. There are three large sofas and a terrestrial TV. Guests are welcome to use their own firestick or other HDMI connecting devices and use the complimentary WiFi to access app-based entertainment.
Working shutters also feature with the original paint retained on the inner faces.
The fully equipped kitchen includes an oversize Bertazzoni oven, 5 gas burner stove top, large integrated fridge freezer, dishwasher, washing machine and microwave. There is also an oak dining table that seats up to six people.
The stunning sun trap courtyard to the front of the house is ideal for relaxing and enjoying some fresh air. The many pots and containers provide a beautiful backdrop to enjoy the space and relax with a cup of tea/coffee or glass of wine.
About the area
East Lothian, the golfer’s paradise, isn’t called Scotland’s Golf Coast without good reason. This is home to some of the world’s greatest links, including the largest concentration of Championship courses anywhere in the world, such as Muirfield, The Renaissance Club, Gullane, and North Berwick which is literally on your doorstep. East Lothian has an incomparable selection of courses to suit golfers of all standards.
Tantallon and Dirleton Castles are a short drive away.

There is off-street private parking for two cars in the gated and gravelled backyard. Free parking is also available to the front of the building on West Bay Road and along Pointgarry Road adjacent to the 18th fairway.
The ground floor is accessible with a double bedroom and en suite shower room, along with the lounge and kitchen. The upper floor is reachable by stairs only.
